While a national political battle focuses on the rising cost of living, Forbes opted instead to outline the costliest parts of the Keystone State that you can live. Analyzing data from Zillow, the magazine honed in on the top 25 Most Expensive Zip Codes in Pennsylvania.

Measuring the latest monthly home values, Forbes’ author looked at September 2024 housing sales. In conjunction with the average 12 months median income home values (from October of 2023 to September 2024), the rankings attempted to give a very recent and “fuller picture.”

It’s likely not a surprise to many that one of Wissahickon Now’s primary coverage areas, and the school district’s contributing three municipalities made the list. Described as the “Gwynedd Valley” zip code, 19437, was listed as the fifth-most expensive zip in which to live in the state.

Ranked only under Gladwyne (19035), Villanova (19085), Carversville (18913), and Haverford (19041), this Lower Gwynedd Township community rounded out the top five. An “unincorporated community,” the median home value in the zip “breached the $1 million mark” for the second time in 2024, according to the article.

Gwynedd Valley’s 19437 first broke the million-dollar threshold in June of 2024, with a median home value of $1,000,115, and then again in September 2024, at $1,001,484, said the list.

All five of the Forbes’ list top picks are in the suburban Philadelphia area, with one in Bucks County (Carversville), two in Montgomery County (Gwynedd Valley and Gladwyne), and two that straddle both Montgomery/Delaware counties (Villanova straddles Lower Merion Township in Montco and Radnor Township in Delco; Haverford is located in both Haverford Township in Delco, and partly in Lower Merion Township in Montco).
